New Build Flats, Close Woirrey, Ramsey

Ayre Architects secured planning approval on behalf of Ramsey Town Commissioners for 30 two-bedroom social housing apartments at Close Woirrey and the former Albert Road School brownfield site. The development brings vacant brownfield land back into use, providing much-needed homes within walking distance of Ramsey town centre and immediately adjacent to the bus station.

Arranged across two three-storey blocks, the apartments combine lift access to all floors with a private terrace or balcony for every home. Accessible parking, electric vehicle charging, secure cycle storage, new pedestrian connections and landscaped amenity areas support a practical and well-connected residential setting.

Flood resilience forms an integral part of the design, with buildings and surrounding ground levels raised above the modelled tidal flood level. The drainage strategy incorporates surface-water attenuation and reduces impermeable surfacing compared with the site’s previous development, supporting the sustainable regeneration of this prominent site.
